Matterport Isn’t Magic – What This New Tech Can and Can’t Do for Listings?
Helpful advice from GB Photography Perth
Matterport has become a buzzword in real estate marketing, and for good reason. It’s immersive, interactive, and gives buyers a digital walk-through experience that static photos just can’t match. But as powerful as it is, it’s not a miracle solution – and understanding its strengths and limitations can help you get the most out of this tool.
What Matterport can do?
✅ Create immersive 3D Walk-Throughs
Buyers can explore a property room by room, at their own pace. This is especially helpful for interstate or overseas buyers who can’t attend opens.
✅ Keep listings working 24/7
With a virtual tour, your listing is always “open for inspection.” It’s like having a 24/7 open home, available to anyone, anywhere.
✅ Showcase spatial flow
Matterport helps buyers understand how rooms connect, how the home flows, and how spaces feel in relation to one another – something flat photos often can’t fully capture.
✅ Build trust
Detailed, transparent tours reduce surprises. When buyers know what to expect, they’re more confident and serious when they do inspect in person.
What Matterport can’t do (and why it matters?)
❌ Fix bad presentation
If the home isn’t clean or well-styled, the Matterport camera will show everything – in full 360°. There’s no place to hide laundry baskets or clutter.
❌ Replace traditional photography
Photos are still what grabs attention on real estate portals. A great cover image gets the click. Matterport is a supplement, not a substitute.
❌ Work well in tight or cluttered spaces
Rooms that are very small, overly crowded, or full of reflective surfaces can make scanning difficult or visually messy in the final tour.
❌ Blur or mask details
Unlike Photoshop edited images, Matterport tours don’t allow for touch-ups. Scratches, cords, pet beds, and imperfections all remain visible.
Setting the right expectations
Agents sometimes expect Matterport to “wow” every buyer – but not every listing needs it, and not every home benefits equally. We’ve seen it shine for:
- New or architecturally unique homes
- Large properties with complex layouts
- Off-market or premium listings
- Rentals targeting remote tenants
It’s less effective for very small or poorly presented homes, where a standard photo and floor plan package may actually perform better.
